"GRAPES aren’t the only cash crop in Yamhill County, Ore., in the Willamette Valley southwest of Portland. Real estate, cultivated in tandem with vineyards and wineries renowned for their pinot noir, has been attracting second-home buyers, investors and wine lovers since the 1980s..."
"State land-use laws have limited the scope and pace of development in the county, something that pleases those who see the laws as protective and frustrates those who would prefer fewer limits on growth. For real estate agents, the advantage is a pristine landscape with property values that should increase over time because of the restrictions.
Unlike their California counterparts in the Napa and Sonoma Valleys, Yamhill County buyers needn’t break the bank to open the bottle of local wine. The high end of the second-home market is $1 million to $1.5 million. (Higher prices are generally for full-time commercial vineyards.) A smaller home on one to five acres can be found for $350,000 to $600,000.
For those who want to sip rather than grow, a house on an acre lot within an incorporated town can be found for $175,000 to $300,000. This is particularly true in some of the smaller towns, like Amity, that are still emerging as second-home and retirement destinations."
